Welcome to FindLand.ai. By accessing or using FindLand.ai (the “Service”), you agree to be bound by these Terms of Service (“Terms”). Please read them carefully. If you do not agree to these Terms, do not use the Service.

FindLand.ai is operated by Ward Security, LLC (“Company,” “we,” “us,” or “our”), based in the United States.

1. Description of Service

FindLand.ai is an AI-powered land search platform that aggregates publicly available land listings from third-party real estate platforms (including but not limited to LandWatch, Land.com, Lands of America, and LandAndFarm). We help users discover, save, and organize land listings that match their described criteria.

FindLand.ai is a search and discovery tool — we are not a licensed real estate broker, agent, or dealer. We do not represent buyers or sellers in any transaction and do not guarantee the accuracy, availability, or completeness of any listing data.

2. Account Registration

To use certain features of the Service, you must create an account. You agree to:

• Provide accurate, current, and complete registration information
• Maintain the security of your account credentials
• Promptly notify us of any unauthorized use of your account
• Take responsibility for all activity that occurs under your account

You must be at least 18 years old to create an account. Accounts are for individual use and may not be shared or transferred without our written consent.

3. Acceptable Use

You agree not to use the Service to:

• Scrape, harvest, or systematically extract data from the platform at scale
• Circumvent or interfere with any security or access controls
• Use automated bots or scripts to access the Service without our express permission
• Resell, redistribute, or sublicense any content or data obtained through the Service
• Violate any applicable laws or regulations
• Harass, intimidate, or harm any individual
• Transmit malicious code, viruses, or any other harmful content

We reserve the right to suspend or terminate your account for violations of these terms without prior notice.

4. Listing Data & Accuracy

Listing data displayed on FindLand.ai is sourced from third-party platforms and public listings. We make no warranties regarding the accuracy, currency, or completeness of any listing information, including but not limited to:

• Listing prices and acreage
• Property boundaries and legal descriptions
• Zoning classifications and permitted uses
• Utility availability, road access, or water rights
• Listing availability (a property may be sold or withdrawn)

Always verify listing details directly with the listing agent, seller, or county records before making any purchasing decisions. FindLand.ai is not a substitute for professional real estate, legal, or financial advice.

5. AI Features & Analysis

FindLand.ai uses artificial intelligence to interpret search queries and surface relevant listings. AI-generated results may not be exhaustive or perfectly matched to your intent. Any AI-assisted analysis (including integration with Unearth property analysis) is provided for informational purposes only and should not be relied upon as a substitute for independent due diligence.

6. Intellectual Property

The FindLand.ai platform, including its design, software, AI models, and user interface, is owned by Ward Security, LLC and protected by applicable intellectual property laws. You may not copy, modify, distribute, or create derivative works from any portion of the Service without our express written consent.

Listing content (images, descriptions, pricing) remains the property of the original listing platforms or property owners. FindLand.ai does not claim ownership of third-party listing data.

7. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE FROM VIRUSES OR OTHER HARMFUL COMPONENTS.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL WARD SECURITY, LLC BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE OR ANY LISTING INFORMATION OBTAINED THROUGH IT — EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING FROM USE OF THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID TO US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.

9. Fair Housing Compliance

FindLand.ai is committed to compliance with the Fair Housing Act and all applicable fair housing laws. We do not provide, and our AI systems are designed to exclude, any information based on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic. Our search and scoring features evaluate land only based on physical and financial attributes such as price, acreage, terrain, zoning, utilities, flood zone status, and road access.

10. Modifications to Terms

We reserve the right to modify these Terms at any time. We will notify registered users of material changes via email or by posting a notice within the Service. Continued use of the Service after changes take effect constitutes your acceptance of the revised Terms.

11. Termination

You may delete your account at any time by contacting us. We may suspend or terminate your access to the Service at our discretion, including for violations of these Terms. Upon termination, your right to use the Service ceases immediately.

12. Governing Law

These Terms are governed by the laws of the State of Idaho, United States, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in Ada County, Idaho.
